Quakers Hill: Tile, Metal and Everything Between

A hill with a name since 1806

Quakers Hill was named by developers early in the 1900s, drawing on a name attached to the hill itself since 1806, and the railway siding there had earlier been known as Douglas' Siding. Today it is one of the bigger residential suburbs on the Richmond line, and it grew in waves rather than all at once.

That gives us two distinct jobs in one suburb. The 1980s and 1990s brick-and-tile homes are at maintenance age. The newer two-storey builds are metal-roofed and have a completely different fault list.

If you have a tile roof here

Expect the familiar set: ridge pointing cracked, a few broken tiles, lichen on the shaded planes, rust creeping up the valleys and a surface coating that has gone chalky. The tiles themselves are usually fine, which puts the roof squarely in restoration territory — rebed, repoint, replace valleys, clean and recoat.

If you have a metal roof here

The sheeting is almost never the problem. What leaks is the detail:

• Solar mount seals that have perished and now let water into the fixing holes
• Flues, vents and skylight flashings with tired collars
• Wall and parapet flashings that were short-sheeted during construction
• Low-pitch alfresco and patio roofs where water backs up at the laps
• Screws with perished washers on anything over fifteen years old

That is metal and Colorbond work, and it is usually a repair rather than a replacement.
